“Do I need a chemical wash, or is normal servicing enough?” It is the question we hear most often — and getting it wrong wastes money in both directions. Pay for a chemical wash you don’t need and you overspend; skip one you do need and your aircon keeps struggling no matter how often it is “serviced”. Here is how the three services actually differ.

Why a Chemical Wash Is Not Always the Answer
Some companies recommend a chemical wash at every visit — that is oversell. A unit that gets proper general servicing every 3–4 months rarely needs more than one chemical treatment a year. Conversely, if your unit is leaking again within weeks of a chemical wash, the problem is usually deeper (choked drainage piping or a coil that needs dismantling) and repeating the same wash will not fix it — that is when an overhaul makes sense.
The Honest Decision Rule We Use
- If the unit cools well and has no smell → general servicing, keep the schedule.
- If cooling is weak or there is odour/light dripping → chemical wash, then reassess.
- If symptoms persist after a wash, mould is visible, or the unit has been neglected for years → chemical overhaul once, then maintain with general servicing.
